Find New Tenants to Lease out Houses
• Place “for rent” sign(s) on the property, compose and order print classified ads, list the property with The Rental Directory and on our website www.qfspm.com with a property description, map and photos
• Show properties to prospective tenants, highlighting the features of the property, answering questions while explaining pertinent policies and procedures
• Available to show properties after usual office hours and on weekends

Manage Tenant Move-Ins and Move-Outs
• Interview prospective tenants, provide and process applications, verifying pertinent information such as employment, rental history, credit history and criminal background if indicated; analyze the information based on the reliability of it with emphasis on rental history, ability and willingness to pay and credit worthiness.
• Complete screening of tenants including credit reports, income/employment verification, past and current landlord histories to determine if they were good renters while paying the rent on time, taking good care of the properties and being good neighbors
• Detailed documented inspections of property upon move-in and thorough inspection upon move-out for owner protection. Take photos of property.
• Provide and execute a modern, up-to-date and state of the art Lease with all appropriate state and federal disclosures
• Proper deposit accounting and/or tenant refund within the statutory time frame upon tenant vacating unit

Ongoing Monthly Management of Houses
• Collect rents as they come due
• Make mortgage, contract, real estate property tax, assessment, insurance and utility payments when due as directed by Owner.
• Verify and pay all bills on owner’s behalf
• Prepare monthly interim and final owners’ financial reports with owner’s checks
• On call 24-hrs a day with emergency numbers for tenant emergencies
• Provide prompt personnel for repairs and maintenance, including carpet cleaning including Inspection of repairs
• Handle insurance claims, supervise and order repairs
• Supervise and handle all warranty work on building plumbing, electrical, mechanical systems, etc.
• Handle all tenants’ problems-from maintenance to eviction
• Attention to preventative maintenance
• Do periodic inspections of exterior and interior of units; drive by every property every month and schedule interior inspection if indicated.
