Finder's Fee Only or Full Management?
| Finder's Fee Only For 60 to 80% of the first month's rent, depending on the location and quality of the rental property, we will find a new tenant and get them moved into your rental house. This involves placing a "For Rent" sign on the property, placing classified ads and listing it with the local service as well as on this website. We will show the property at the prospective tenant's convenience, taking into consideration the needs of any existing tenant, process applications received and make approval recomendations to the owner. Once the application has been approved, we get the tenants moved in; prepare the lease, collect the first month's rent and deposit(s), perform a complete move-in inspection and take extensive photographs of the property. After the lease signing, we talk to all appropriate utility providers to make certain that the new tenant is then repsonsible for the utility payments as required in the lease, provide the owner with copies of all approriate documents created in this process, as well as any funds that they are due. At that point our job would be finished. |
| Full Management If we provide full time mangement of the property, the Finder's Fee amount is reduced to only 50% of the first month's rent. | The monthly management fee is 10% of the collected rent. If the rent isn't paid, we don't get paid either, so collecting the rent is a very important part of full management.
